Qualified Tenants

Every applicant is evaluated against our comprehensive screening criteria. All qualifications are subject to owner approval — and any modifications to these standards must be requested in writing. Final applicant approval remains at the sole discretion of the property owner.

Income Requirements

  • Single applicant: gross income must be at least 2× the monthly rent
  • Married applicants: combined gross income must be at least 3× the monthly rent
  • Debt-to-income ratio must not exceed 40%
Acceptable verification: 2 recent pay stubs/LES, offer letter on company letterhead, court-ordered child/spousal support, disability, retirement, or verifiable rental income. A signed release may be required.

Credit

  • Minimum credit score of 600
  • Bankruptcies must show discharge more than 1 year ago
  • Current mortgages deducted from monthly income
  • No rental judgments or unpaid collections accepted

Rental History

  • No more than 3 late payments in any 12-month period per applicant
  • Background check includes national eviction history
  • Criminal history review via TransUnion (paid by applicant)

Additional Requirements

  • Renter's Insurance is mandatory — minimum $300,000 liability with BPRE as certificate holder
  • Co-signers accepted for income purposes only (with owner approval); must meet all criteria and reside in Virginia
  • Roommates allowed with owner approval only; each must qualify and submit separate applications; lease signed jointly and severally

Owner-Modified Requirements

Property owners may adjust screening requirements for their specific property. All modifications must be submitted in writing prior to listing. Regardless of screening results, final approval of any applicant remains at the sole discretion of the property owner in compliance with Fair Housing laws.

Yes — we're actively growing our property management division and would love to help. Our goal is to manage your properties, remove the stress and headaches, free up your time, and generate passive income on your real estate investments.

We list your rental on high-traffic platforms including the local MLS, Zillow, Trulia, HotPads, Dwellsy, RentalSource, and more. We also market on our own website and additional channels as needed to ensure full occupancy and maximum return.

Owner distributions are typically disbursed by the 15th of each month via ACH direct deposit. You'll also receive a detailed owner statement each month through your DoorLoop portal so you always know exactly where things stand.

We run comprehensive background checks through TransUnion — paid for by the applicant's fee — covering criminal history, eviction history, and a full credit report. We also verify income and rental history to ensure every tenant placed meets our qualification standards.

Absolutely. Every owner gets access to their own secure portal powered by DoorLoop. You can view owner statements, track payments, and monitor maintenance requests — all in one place. Residents also have their own portal, keeping communication transparent for everyone.

We enforce your lease terms proactively. Late notices are sent promptly and we follow Virginia's landlord-tenant procedures to address non-payment, including initiating eviction proceedings when necessary. You'll be kept informed every step of the way.

Tenants submit maintenance requests directly through their resident portal. We coordinate with our trusted vendor network to address issues promptly. For repairs above an owner-approved threshold, we contact you before authorizing any work so you're never surprised by unexpected costs.
